PROJECT NAME:  Sleepy Hollow Hills

PROJECT TYPE:  Active Adult Community

PROJECT CONTEXT:  A total of 65 acres is included in the parcel, most of which will remain open space.  The topography is hilly and wooded, providing for private groupings of homes on cul-de-sacs, connected by sidewalks and wooded trails.

PROJECT LOCATION:  Niantic, CT

PROJECT COMPLETION:  Currently under construction

PROJECT PROGRAM:   Our clients were developers looking to provide upscale housing for an active adult community.  We designed a total of four, two-bedroom single family homes with various options to be built in small clusters on very unique and beautiful sites.  Creating stylish and cost effective homes was critical to the success of the project.

DESIGN SOLUTION:  The homes are designed to accommodate a first floor master suite with generous open living spaces.  Living rooms have cathedral ceilings and masonry fireplaces.  We also designed several options for decks, millwork, sunrooms, and walkout basements that are built to suit the owner's needs.  Functionality was very important and many amenities are included as standard features such as studies with french doors, mudrooms and powder rooms connected to rear entrances and garages for convenience in daily use. Large windows are positioned to take advantage of the private views into the wooded environment.

MATERIALS:  Easy maintenance on the exterior was extremely important.  We used  vinyl clapboard and shingle siding in combination with bold solid pvc trim details to give a crisp traditional appearance.  Anderson windows and composite decking and rail systems complete the low maintenance exterior pallet.  The interior finishes include wood flooring, built up trim, batten paneling and custom kitchen counters and cabinets.
